A more or less ready to let two bed ground floor apartment. A cheap home by any stretch and baragin investment as buy to let with rental value estimated at £500pcm that’s £6,000pa equal to a gross yield of 18%.

Sold for £56,000.

Land top South of Railway Street, Summerseat, Bury.

A parcel of land that was being used by parties unknown for allotments, parking , storage and unofficial gardens, it takes a buyer with guts, but one who can see the potential for residential development, with planning this plot could be worth £100-200,000 depending on what potential could be unlocked.

Its amazing that a property can go to auction and not sell, have a sale agreed post auction, the buyer fail to perform so its re-entered to auction and eventually sells for not just more than the previous agreed sale price but more than the original Guide price when first offered to auction.

First outing was Guide £40,000+, failed to sell, then an offer was accepted at £35,000 but the buyer dropped their offer to £25,000 so back to auction we go where we exchanged contracts under the hammer for £47,000, a poor decision from the previous buyer and a sound investment for the new owners, a detached commercial property with own car park, cheap as chips in our opinion.

A large mid terraced house in need of refurbishment after an elderly tenant left having been in occupation for over 10 years, the area is very highly sought after by young professionals and first time buyers, being so close to Preston city centre, train station and Preston docklands.

It was dirty, smelly and need of some TLC but with similar terraced being marketed for £120,000+ the sale price at £77,000 certainly allows some spare cash for improvements and a chunk of change too in our eyes, our vendor client was exceptionally happy still with the sale price having been let down by a “fast cash sale” company who on the day of completion reduced their offer price to £40,000 !! A lucky escape.

Due to relocation, the owners of this Medical Centre in Altrincham needed to achieve a great price in a short space of time. Auction House North West not only managed to fulfil this remit, but we achieved a price £50,000 in excess of the Guide of £1m – £1.2m.

This result highlights that despite an uncertain political backdrop, demand is still strong for opportunities in the North West and that selling via auction can provide a quick, certain and prosperous way to sell your property.

A double award winner this, as its also our commercial bargain buy. Offered with a nil reserve and some heated bidding this lot finally hit the heady heights of 5600% over Guide!! impressive.

61 Centenary Mill Court. 

A one bed self contained apartment in landmark building close to Preston city centre. The property had failed to sell in a previous auction and was sold post auction for £25,000 but the buyer failed to exchange so we put back to auction and sold it for £5,000 more to the delight of our corporate client.
